Privacy Policy
MountBridge helps people find rental homes in Montreal. This policy explains what personal information we collect, why we collect it, who we share it with and what rights you have. It applies to mountbridge.ca, our chat assistant Sam, our text-message and phone lines, and our client portal.
1. Who we are
MountBridge is operated by 9507-5636 Québec inc., Montreal, Quebec. In this policy, "MountBridge", "we" and "us" mean that company.
2. Person in charge of personal information
Under Quebec's Act respecting the protection of personal information in the private sector (Law 25), the person in charge of protecting personal information at MountBridge is:
Elie Ghieh, President — privacy@mountbridge.ca
Contact him with any question, request or complaint about your personal information.
3. What we collect
We collect only what we need to help you rent a home.
- Contact details: name, phone number, email address, preferred language.
- Rental search details: budget, move-in date, number of bedrooms, preferred neighbourhoods or metro stations, pets, parking and other needs you share with us.
- Rental application details (only if you apply for a unit): identity information, current and past addresses, employment and income information, references, co-applicant or guarantor details, and the documents and signatures the landlord's application form asks for.
- Communications: messages you send through our website forms, Sam, text messages, phone calls and email, including call recordings or transcripts where our phone system creates them.
- Visit information: the showings you book, attend or miss.
- Technical information: IP address, browser and device type, pages visited, and the advertising campaign that brought you to our site (for example, Google or Meta click identifiers and UTM parameters).
We collect this information directly from you, from the forms and ads you respond to (such as Meta lead forms), and through cookies and similar technologies described in section 7.
4. Why we use it
- To answer your enquiry and match you with available units.
- To book and confirm showings and send you reminders.
- To prepare and send your rental application to the landlord or property manager you choose.
- To follow up with you by phone, text or email about your search.
- To measure which ads and channels bring us clients, and improve our website and service.
- To meet our legal and accounting obligations.
We use your information only for these purposes, or for another purpose you consent to or that the law allows.
5. Sam, our chat and text assistant
Sam is an automated assistant powered by artificial intelligence. It answers questions about our listings and asks about your search so an agent can help you faster. Your conversations with Sam are saved to your client file and seen by our team.
Sam does not make decisions about you. Whether you get a showing or an apartment is decided by our agents and by the landlord, not by an automated system.
6. Who we share it with
We do not sell your personal information.
- Landlords and property managers. When you apply for a unit, we send your application and supporting documents to that building's owner or manager so they can review it. We share your details with a landlord only for units you choose to visit or apply for.
- Our agents. MountBridge agents assigned to your file can see your information.
- Service providers that help us run our business, under contracts that require them to protect your information and use it only for our purposes: website and database hosting (Supabase); artificial intelligence for Sam and our internal tools (Anthropic); phone and text messaging (Quo); email and calendar (Google Workspace); electronic signature (DocuSeal); advertising and measurement (Google Ads, Meta).
- Authorities, when the law requires it.
Some of these providers store or process information outside Quebec, including in the rest of Canada and in the United States. Before sending information outside Quebec, we assess whether it will be adequately protected.
7. Cookies and tracking
Our website uses cookies and similar technologies. Essential cookies make the site work and are always on. Analytics and advertising cookies, including those from Google and Meta, help us understand how visitors use the site and measure our ads. These stay off until you accept them in our cookie banner, and you can change your choice at any time through the "Cookie settings" link at the bottom of the page.
Advertising measurement. When you submit a request, we send Google Ads and Meta a coded (hashed, SHA-256) version of your email and phone number, together with the ad click identifier, only to count that an ad led to a request. They cannot read the hashed data back. When you refuse cookies, Google Consent Mode sends only cookieless, anonymous signals. You can change your choice at any time through the "Cookie settings" link at the bottom of the page.
Microsoft Clarity. With your consent only, we use Microsoft Clarity to understand how visitors use the site through heatmaps and session recordings. Form fields and chat contents are masked, so names, emails, phone numbers and messages are never recorded. See Microsoft’s privacy statement.
8. How long we keep it
- Enquiries and client files: up to 24 months after our last contact with you.
- Rental applications and signed documents: up to 7 years, to meet our legal and accounting obligations.
- Website and advertising data: up to 26 months.
After that, we destroy or anonymize the information.
9. How we protect it
Access to your information is limited to the people who need it for your file. We use encrypted connections, access controls by role, and secure storage for documents. If a confidentiality incident creates a risk of serious injury, we will notify you and the Commission d'accès à l'information as the law requires.
10. Your rights
You can, at any time:
- ask to see the personal information we hold about you;
- ask us to correct information that is wrong or incomplete;
- withdraw your consent, subject to legal or contractual limits;
- ask us to stop sharing or to de-index your information in certain cases;
- ask for a copy of information you gave us in a structured, commonly used format.
To stop text messages from us, reply STOP. To make any other request, write to privacy@mountbridge.ca. We will reply within 30 days. If you are not satisfied with our answer, you can file a complaint with the Commission d'accès à l'information du Québec (https://www.cai.gouv.qc.ca).
11. Minors
Our services are for adults looking to rent. We do not knowingly collect information from anyone under 14 without the consent of a parent or guardian.
12. Changes to this policy
We may update this policy. The date at the top shows when it last changed. If we make an important change, we will post a notice on our website.
Terms of Use
These terms apply when you use mountbridge.ca, chat with Sam, or contact us by text or phone. By using our website, you agree to them. If you don't agree, please don't use the site.
1. About MountBridge
MountBridge is operated by 9507-5636 Québec inc., Montreal, Quebec. We help tenants find and apply for rental units in buildings owned or managed by our partner landlords.
2. Listings, prices and availability
We work hard to keep our listings accurate, but the information comes from landlords and changes often.
- Prices, promotions and availability are subject to change without notice and are confirmed only when the landlord accepts your application.
- Photos may show a similar unit in the same building rather than the exact unit.
- Features, included services, pet and parking rules are set by the landlord and can change.
A listing is not an offer to rent. A lease exists only once you and the landlord sign it.
3. Applications
When you apply through MountBridge, the landlord decides whether to accept you, based on its own criteria. We cannot guarantee that an application will be accepted. You agree that the information you give us is true and complete, and that we may send it to the landlord for the unit you apply for, as described in our Privacy Policy.
4. Sam, our automated assistant
Sam is an AI assistant, not a person. It can make mistakes. Always confirm price, availability and conditions with a MountBridge agent before relying on them. Nothing Sam says is a promise or an offer to rent.
5. Text messages and calls
If you give us your phone number, you agree that we may call or text you about your rental search. Message and data rates may apply. Reply STOP at any time to stop text messages.
6. Acceptable use
You agree not to:
- give false information or apply in someone else's name;
- copy, scrape or republish our listings, photos or content;
- interfere with the website or try to access parts of it you are not allowed to see;
- use the site or Sam for anything unlawful or abusive.
7. Our content
The text, photos, logos and design of this website belong to MountBridge or to the landlords who allow us to use them. You may view and share listings for your own rental search, but not reuse them for any other purpose without our written permission.
8. Links to other sites
Our site may link to other websites, such as a landlord's site or a map service. We are not responsible for their content or their privacy practices.
9. Limitation of liability
To the extent permitted by law, MountBridge is not responsible for losses arising from errors in listings supplied by landlords, from a landlord's decision on your application, or from the website being temporarily unavailable. Nothing in these terms limits the rights you have under Quebec's Consumer Protection Act or any other law that cannot be waived.
10. Privacy
Our Privacy Policy explains how we collect and use your personal information.
11. Changes to these terms
We may update these terms. The date at the top shows when they last changed. Continuing to use the site after a change means you accept the new terms.
12. Governing law
These terms are governed by the laws of Quebec and the federal laws of Canada that apply there.
13. Contact
Questions about these terms: info@mountbridge.ca or (438) 813-4650. Questions about your personal information: privacy@mountbridge.ca.
